If you have ever wanted to start your own bed and breakfast business, but haven't really known how to start it, then learn some simple steps to building your own bed and breakfast and saving on overhead costs. Convert your home into a bed and breakfast and start welcoming guests to your home with your own small business.

Step1
Brainstorm your business ideas and how you want your bed and breakfast to look. Ask yourself what clients you want to attract, what fees you will charge and what name you want for your business. Choose what nightly rate you will charge including complimentary breakfast.
Step2
Start to slowly change your home into a cozy place for tourist to stay. Choose what part of the house you want to be yours, so you will always have privacy. Make sure there is a separate bathroom for your guests, so you will not have to share that space with them.
Step3
Choose the rooms you want to make available for guests. Furnish and decorate these rooms accordingly, maybe with a theme. People choose a bed and breakfast usually because it is like a home away from home with kind and friendly service.
Step4
Make sure you have a lounge area for guests to sit. Place a library of books, music and other entertainment treats for them to enjoy. You can even offer a complimentary sherry or fruit and snack bar for them to enjoy whenever they wish.
Step5
Set up the kitchen so that it can serve up to 4-8 guests at a time. Buy a big table for your kitchen and make it cozy. It is best to offer a homestyle breakfast in the morning for your guests as it makes them feel lime they are at home. Include these extra costs in your nightly rates.
Step6
Put a bed and breakfast sign in the front of your house, preferably up high. If you have a porch then lay some chairs out their for guests so they can sit, watch the sunset and read a good book. They will feel as though they have escaped from it all.
