The goal to photographing property is to show it in all it's glory. Learn the best ways to show all the detail, without negativity!

Instructions

Difficulty: Moderately Easy

Things You’ll Need:

  • high resolution, digital camera.
Step1
Stage the rooms; that is, turn on ALL lights, including small lamps, over stove light, refrigerator ice/water light, corner lamps. Open blinds, drapes, etc to get as much natural light as possible. Arrange furniture to make rooms appear larger (push in chairs), or other items against walls. Remove waste cans, towels, dishsoap (we all have these things, but they don't belong in the pictures!). Toilet seats DOWN.
Step2
Position the camera outside the room you're photographing. Step back, out of the room at the widest entrance. When photographing a living room, open the sliders wide, and step as far out as possible to shoot into the room. Be sure to frame your shot to include architecture such as crown moulding, tray ceilings, archways, etc.
Step3
When photographing a pool area, again, step outside. If there is a screen enclosure, open an exterior door and step as far outside as your framing will allow without getting the doorway in the picture.

Tips & Warnings

  • Keep the sun at your back to avoid dark images or "backlighting".
  • Watch for reflective items that will show your flash image. Televisions can be turned to right or left, mirrors, glass framed artwork/photos on the walls can be moved (or move your position a bit). Watch for beveled glass, like on older mirrors or on china cabinets; these will splay light in many directions on your final product.
