How to Advertise a Room Rental Without Spending Money
If you are renting a part of your house or a room over the garage, it may not be worth the expense of advertising. There are ways to get the word out without paying for newspaper ads or hiring a realtor or rental agent.

Send the word out to your friends, co-workers and people that you socialize with. Tell them about the room you are renting and what type of tenant you are looking for.

Post flyers of your rental property on bulletin boards. If it's allowed, post at your workplace, for example, in the coffee room. You may also be able to post at your church, and many supermarkets have bulletin boards. Post on university and college campuses, if you are interested in renting to a student.

Distribute flyers in your neighborhood, at laundromats, at the gym or anyplace you frequent that will give you permission.

Put a For Rent Sign outside your home and indicate what type of accommodation you are renting, for example, "For Rent -- 1 rm apt over garage -- private bath and kitchen."

Decide how you want to be contacted -- by phone, email, both? Remember that email may exclude some older tenants.
Prepare your contract and house rules before you start showing the rental.
It is illegal to discriminate on the basis of race, religion, disability or family status. Findlaw suggests you not discriminate on the basis of age either, unless you are specifically providing senior housing. Because of this you should consider where you advertise. For example, if you would rather not rent to a student, or you prefer not to have young children in your house, you may not want to advertise at a university or at the pediatrician's office.
