Find Good Tenants easily once you know who you're looking for and where to find them!

  • Thinking time
  1. Step 1

    Decide who your ideal tenant is. Your best tenants are great examples. Look closely at their personal information: income, job, background, education and so on. This is your best example of a good tenant to find.

  2. Step 2

    Take those specifics and broaden them into categories: income range, white vs. blue collar job, high school or college education, and so on. This gives you a bigger picture of what kind of tenant you want to find.

  3. Step 3

    With the broad picture in mind, where can you reach that type of person best? Choices of advertising medium include: newspaper classifieds, online ads, yard signs with flyers, word-of-mouth, and bulletin boards. Where must you place your advertising to get in front of those people?

  4. Step 4

    Write an advertisement for your chosen advertising channel(s) that separates you and your property from all of the rest. Remember that features (2br/1ba) aren't enough. Tell them why they should choose your rental. What do you have that no one else has? You're the friendliest, fastest, cheapest, most luxurious or ??? Set yourself apart in your ideal tenants' eyes!

Tips & Warnings
  • Most of the advertising you isn't any good - read copywriting materials to find out what really works
  • The more information (features & benefits) you can provide, the more you'll attract your ideal tenant and repel everyone else
  • Beware! Discrimination is a very tricky subject. Read the laws and talk with a lawyer to be sure you know what you're doing. The fines are outrageous if you are found guilty of this!!!
