Step1
Look at your house from the buyers perspective. Does your home have curb appeal? Is it neat and tidy? Are the color neutral? You might also consider inviting a few friends and/or family members over to do a mock walk through and let you know what they think.

Get an appraisal and set the price. Make sure to do your homework and research what other homes in your area recently sold for.
Step3
Market, market, market. Place an attractive "For Sale" sign in you yard (make sure it is easy to read from the road.) Advertise on the internet with sites like craigslist, forsalebyowner.com, etc (make sure to include lots of pictures.) And finally, consider taking an ad out in your local newspaper.
Step4
Be prepared to screen prospective buys are well as manage walk throughs. Both will be time consuming but are necessary evils in selling your own home.
Step5
Also know what you are willing to negotiate and what you aren't. What is the absolute lowest price you will accept? And are you flexible on the possession date?
Step6
Be prepared for the sale and closing. Again do your homework and read up on sales contracts, title transfers, etc.
Step7
And finally collect your money and decide how to spend it!
