Renting a house is usually rather stress free. You don't have to deal with repairs, home insurance and things of that nature. However, occasionally you will find that you and your landlord disagree about something. Follow these steps to resolve these landlord disputes.

Know the laws in your state that pertain to landlords, renters and renter's rights. These may vary from state to state. You can't properly defend yourself if you don't know the terms of the law. Many landlords assume that renters don't take the time to educate themselves about renter's rights.

Keep all paper documentation that pertain to the problem. You will need them when trying to prove your side of the issue.

Stay calm and discuss the situation with your landlord. You can do this over the phone if you like, or meet in person. Present your side of the issue and let your landlord present his as well. See if you can reach a compromise that suits you both.

Hire a mediator if you are having a hard time reaching a solution. If you are upset, you may be having a hard time staying calm. A third party might be able to look at the situation and help you all find a logical way to fix the problem.

Let your lawyers discuss the situation. Sometimes they may be able to help you reach a mutual agreement without going to court.

Pursue arbitration. Arbitration is a procedure by which you can resolve disputes without actually going to court. You will both present your information, and an arbitrator will make the final decision. This ruling is binding.

Consider going to small claims court or litigation if none of the previous steps work. Remember that both these will cost money.
