Things You'll Need:

Step 1
Schedule a final walk-through with the builder. Make sure that the date that you and builder set up is a date that you can be able to give your 100 percent on the walk-through. Ensure that the day is not a busy one or you have other appointments. If you want a thorough inspection, be prepared to spend at least two hours.

Step 2
Research ahead of time what you need to check up on. Some builders may already have a form or their own checklist but, it would also be a good idea to print out your own that you can avail of from a public library or from the internet. Having your own complete checklist will ensure that nothing will be missed.

Step 3
Bring extra pens, blank sheets of papers and a clipboard. It is easier to write with a clipboard, so ensure that you bring one. The extra pen would be helpful in case you run out of ink or you want to divide and conquer and have your spouse do part of the checklist to save time. The extra sheets of paper can be useful to write longer comments that you noticed while doing the inspection.

Step 4
Bring your own plug in tester which you can pick up at a home improvement store. Using a plug in tester can help you check all receptacles for polarity, power and test GFCI.

Step 5
Be on time. Remember that your builder is setting aside this time for you, so honor and keep it. Also, if you arrive too late, you will feel rushed and not be able to do a thorough inspection. So being on time is a must if at all possible.

Bring a digital camera for taking pictures. You can also take videos to document the moments and things you want to get fixed before the closing.

Check interior electrical. Check that all receptacles and switches work, as well as proper polarity. Check the GFCI receptacles if they are working. Make sure that switch plates and receptacles are in proper color all though out the house. Check also that they are installed straight and tight to the walls. Check that all light bulbs are working. Telephone jacks, network jacks, cable TV jacks and door bell are working. Check the electrical panel if they are labeled accordingly. Check for the final electrical certificate if it has been issued.

Check plumbing. Check that all fixtures are the ones you chose and have the correct finish and colors; check for scratches, chips or nicks. Check toilets, faucets, showers, bathtubs and whirlpool tub are working. Check if hot water is heating up correctly and that each zone works properly. Check if the outdoor spigot is working. Check if the final plumbing certificate has been issued.

Check general interior. Check that painting is done satisfactorily in all rooms, closets, hallways and stairways. If touch-up is required make a note of it. Check that the walls have no dents, scratches, nicks or bad finish. Check that the windows and doors are all working and sealed properly. Check that all keys are acquired. Check for cracks on glasses of windows and doors. Check for signs of condensation. Check if the flooring is properly installed, for carpets ensure that it is installed tightly at the seams and has no stains, if wood; ensure that there are no scratches or stains. For tiles, ensure that they are installed evenly without any broken pieces. Check for squeaks on the floors and walls. Check that wall coverings are installed properly with no damage. Check the air-conditioning and heating units are working properly. Check that all appliances are the correct models, colors and that they work properly. All cabinets and counter-tops checked for scratches, nicks, cuts or burns. Check that all cabinet doors open and close properly and that all hardware is installed correctly. Check the basement if there is evidence of dampness, cracks in the foundation and leaks.

Step 10
Check exterior. Make sure all windows and doors are tightly sealed. Exterior house finish is matching throughout. If you have vinyl sidings, brick or mortar, check for cracks, nicks and discolorations. Overall exterior should have no cracks or damage. Check that the ground is graded properly away from the structure. Shrubbery and trees should be planted 2 to 3 feet away from the foundation. Check that the gutters and leaders are all installed without any damage. Check the roofing for any missing piece and see to it that the colors match. The landscaping should have sprinkler system installed and meets all the contract requirements.

Address miscellaneous concerns. Check that the job site is clear of all debris. Check the garage doors if they are working properly. Make sure that you receive the correct number of garage door openers. Check the garbage disposal if it is in good working condition. Check the fireplace, draft and damper if they are working properly. Make sure that all paperwork pertaining to the house is received. Make sure to check that all instruction manuals and warranties are supplied. Check that the instruction manuals for care of floors, counter tops and appliances are provided.

Step 12
Counter-check or review your checklist before you hand it off to the builder. Ask for the expected dates for them to finish the repairs if that is needed. If everything is in proper order, you can affix your signature and do a sign-off. Make sure to get a copy of the completed check list before leaving the site.

on 6/3/2009 Good tips. You must do a complete walk through before you close so you don't get stuck paying for something not finished. You have leverage before you close.
