If selling your property is proving to be a real estate challenge, use China's ancient art and science of Feng Shui to stage your home closer to the 'SOLD' sign.

    Many buyers, pockets filled with massive amounts of mortgage money, are looking to purchase real estate. If your home is on the market, they are looking for You. If at times it feels as though your home is invisible to buyers, let’s take an energetic look at a few areas with Feng Shui eyes and stage your home to sell now.

    As you consider ‘staging’ your property for sale, don’t think of it as yet another expense in preparation to sell. These Feng Shui suggestions require more time and creativity than increasing expenditures.

    If you have items of furniture or belongings that will not be moving to your new home, move them out now. Make room for the Chi and realtors bringing buyers to easily move through your spaces. We don’t want stepping over or squeezing around any thing. The entry to each room should be open and not obstructed by the back of a sofa, a table or anything else. Think of dancers gliding across a stage; think of qualified buyers gliding through your rooms.

    Unless you have a parrot who says “Welcome home!” every time the front door opens, pets should be scarce while your home is being viewed. Vacuum frequently, hide food and water bowls, and use an air freshener – better yet, weather permitting, open the windows.

    It is the duty of the pooch to protect you from strangers, so don’t let fear-of-Fido force a potential buyer to rush from your home. If pets are noisy or nervous with strangers in the house, take them away during an Open House. The energy of your home should feel like ‘We’re so glad you’re here!’ rather than ‘Hey, who are you, and how did you get in?’.

    Let us not limit our staging thought to ‘curb’ appeal but rather look at ‘outdoor’ appeal. All remnants of last autumn should be raked or swept away. Let the flow of the outside water feature be toward your entry door. Standing outside, facing the front of your home, place a wind chime or bird feeder at the right front of the building. That is your Feng Shui Helpful People Life Area energizing realtors, buyers, and movers. Trim plants from the front of windows. Replace pointy-leafed or prickly plants with something rounder, especially if near the entry. Flowers in pots are good Chi attracters.

    If you need to take a drive to the land-fill with what’s accumulated outside of the house, do that now. If this is a gray and leafless time of year, place some potted flowering plants in the garden along with another wind chime or birdfeeder to stimulate a more lively energy.
    Roll the grill to the center back of the outside. That’s the Feng Shui Fame and Reputation Life Area where fire is the element. With intention this will serve to uplift yourSelf and all of the ‘individuals’ involved in your real estate project. If you have a birdbath, place it at the back left corner. That is your Feng Shui Abundance Life Area where wood is the element and water will encourage growth.

    Tie a red ribbon around the post holding the realtor's ‘For Sale’ sign at the front of your property. The red ribbon should be a couple of inches wide, and cut to increments of 9 inches (the most powerful Feng Shui number) and at least 27 inches long. Long enough, please, to wrap around the post and tie into a bow. Think big. You want to attract Chi, so thin, curly ribbon will not do.

    As you tie this ribbon around the post (try to include the whole family) say aloud or think to yourSelf statements of gratitude about the perfect buyer finding your home. You might also set an intention for this red bow to transform your real estate transaction into a gift for both you and the new owner.
