Sales appeal can be your best friend, or worst enemy. Realtors today do drive by’s first checking curb appeal for their clients before introducing the property to them. Follow these tips in How to Get Sales Appeal 1, 2, and 3 to sell your home for it's highest potential dollar.

Step1
Perfectly groomed shrubs and trees Curb Appeal

After the virtual tour from the listing, Realtors are looking for the outside of a property to have:
• Lawn and Landscape in perfect condition. Recent edging and sharp lines.
• Shrubs that adorn not overwhelm.
Shrubs should not cover windows or crowd entrances. Trees and shrubs in disrepair need to be taken out and replaced.
Are there any weeds growing through cracks? Remove them.
Are there any ant hills forming? Get rid of them.
Are there any Hornet’s nests? All of these things must be removed and insect problems professionally taken care of.
No spider webs on the property.
No pets that will be in the entry outside, or the home. Home-seeker’ s should never see or smell pets, or see any hair. Basically, there should be no evidence of indoor pets.
All outdoor plantings must be in good order.
Step2
Historically accurate plants Landscaping Trends

Bring in a few historically accurate plantings for the area.
Gutters and drain-pipes must be cleaned out. No water or muck pouring over the edges.
The roof and chimney must visibly be in good appearance.
Step3
Well maintained property Structure

Shingles power washed, chimney with uniform row of bricks and mortar in order on the top of the chimney.
Send messages that the property is well maintained.
Step4
Yards and Gardens Yard, Garden, Doorway

No Garden ornaments.
Do have planters with blooming healthy plants.
Either no welcome mat or brand new mat.
Mailbox updated, no rust, no family name, do have planter.
Doorway lighting, and out-door lighting updated and clean, working, in perfect order, and pristine door, and door framing.
Sand, paint, varnish if needed.
Shudder color updated.
Doorbell working, simple ring, clean and smudge free.
No storm door, if not perfect.
House Numbers repainted, or updated.
Sidewalk, driveway, doorsteps, bricks and awnings, power washed with hose.
All windows washed inside and out, and trim freshly painted.

on 8/29/2008 That is true. It's amazing also that a home that is older can be charming when updated and tidy. Buyers want to be able to see themselves in the new home and have room to imagine how they could add to the home. They don't want to imagine all the work of fixing things that are over-done, done wrong or not been done right in a long time. Thanks for the comment.
