Create your own application. Use questions that you consider valuable to finding responsible renters; for instance, whether they have at least 3 solid references.

Be resonable. Nobody is perfect and chances are you won't find perfect renters but that doesn't mean you can't find responsible ones. Say they had some problems in the past, you don't want to hold that against them in every case.

Be prepared. You want to be professional with the potential renters you meet. Have all your paperwork organized and keep notes on each application of your first impressions.

Follow up. After you call references and talk with the potential renters you are bound to come to a conclusion. If you didn't meet with very many people try to be courteous and contact the ones you have denied. Tell them politely you have found someone and you just wanted to let them know. This way they aren't waiting and waiting to hear from you instead of continuing their search for a home.
