How to Sell Your Home Quickly in a Slow Market

Selling your home in this market can be very challenging. Use my tips for some help selling quickly.

1. Fix all the problems now.
   
   Leaking faucet? Fix it now. Something as small as this may prevent a potential buyer from considering your home.

2. The Roof.
   
   If this needs to be replaced, replace it. A delapidated roof is a sure sign of a homeowner who has been neglecting their home and makes the buyer wonder what else has been neglected.

3. The Appraisal.
   
   Have a broker come in and give your home an estimated value. When you list your home, slightly under price your home to sell it quick. A drastic price cut will make the buyer wonder if its a "cheap" home.

4. Landscaping.
   
   The first impression of a home may be from a drive by. That's right. Many buyers make a drive by before ever entering the home. If your grass is brown, overgrown and littered, fix it up NOW before anyone else sees it! Plant flowers if the season permits but don't go overboard.

5. Clutter.
   
   Get rid of it. Put it in storage if you have to. Even your attic should look clean and organized.

6. Take down those family photos!
   
   Buying a home is an emotional purchase and the new buyer needs to imagine themselves in the home.

7. Kitchen.
   
   If you have an old kitchen, do your best to make it look its best. Paint old cabinets and replace the hardware. If you have old linoleum tiles, replace them as well.
   
   Don't clutter your counter tops with appliances, put them away and out of sight.

8. Real Estate Agent
   
   Make sure you get one. Selling your home yourself is a challenging job. A well known agent can get the word out faster and post your home on the MLS. Their fee is well worth it. An agent will screen potential buyers and make sure they can afford your home before wasting any of your precious time.
   
   If you decide to sell your home yourself, spread the word to everyone you know. Post it on the internet as well. After a few weeks, if you have no bites, don't waste any more time, get an agent in immediately.

9. St. Joseph Statue.
   
   Some people believe this actually works. Look on line for the prayer. The idea is that you bury this statue upside down in the yard, say a prayer and you sell your home quickly. St. Joseph is believed to be the Patron Saint of Real Estate.
   
   I have no idea if this actually works but I suppose it couldn't hurt!

10. Feng Shui.
    
    Get a book and follow some of the basic rules for decorating your home. Many of these tips actually help clear the space if nothing else.
    
    A few basic tips.
    
    *Open drapes, let the light in.
    *Get rid of clutter
    *Get rid of old dried flowers - They are dead and cause negative feelings.
