Take your list with you when you visit a mobile home dealer. You should be educated about basic prices and features available. Ask about financing, which can be difficult when buying only a house trailer without land. Most states consider house trailers personal property, like a car. This can make financing difficult at times.

Get everything in writing when making the deal. Make sure that taxes and insurance are covered, as well as local licensing requirements and warranties. Find out if set up and delivery are included in the sales price. Make sure all financial information is disclosed and understood before signing a sales contract.

Make sure that everything is spelled out, and that both the buyer and seller sign and date the sales agreement. For the protection of both the buyer and seller, it's best to have the sales document notarized with two copies each for the buyer and seller.
