Step 1
Consider making your own application. This way you can ask specific things that matter to you and the home you are renting.

Do a background check. This isn't always necessary but certainly can come in handy. You will more than likely have to pay a small fee for the background check but it may be worth it in the end.

You want to make money from a rental as well as save money.Check references. Always always always ask for references when looking for renters. Ask the references questions like how well they took care of their previous home, if they were responsible for lawn care.

Have a very well written contract. You can use a search engine to find some good pre-written contracts but make sure you have everything in there. All the details like when rent is due, who does maintenance, when would an eviction notice occur. All the important little things.

Another good way to find qualified tenants is posting your listing online. There are several sites that your can use for this:
1. Craigslist - watch our for scammers and spammers though. You get a lot of leads, but you'll have to weed through all the bad ones.
2. Rentals.com - I got my last tenant through them and they have been pretty good so far.
3. RentalHouses.com - I got several leads through them as well.
There are other sites as well, but they are hit or miss.
