Step1
How green is the tree. As the tree dies its needles will turn brown near the trunk. It is a good place to start looking for color change near the center of the trunk
Step2
Needles fall off the tree faster as it dies. If there is a halo of needles around the tree, or if you give the tree a good shake and needles fall off, it's a good bet it will die soon and become a fire hazard.
Step3
Check the very bottom for green wood in the center. You don't want a completely dry heart ring. The more sap the better; the brighter the green the better.
Step4
Make sure the tree isn't taller then the ceiling of the room you want to display it in. Many people think you just cut off the bottom of the trunk, but that can bring the bottom branches in contact with the floor which is a no no. The tree should have at least a foot clearance from the lowest branches to the floor for safety sake. Besides you want a nice area to display all the Christmas goodies.
