If you live in a building overseen by a superintendent, chances are you'll need him during an emergency. Here are ways to stay on his good side and ensure prompt attention:

Step1
Say hello. Little courtesies add up. Go out of your way to be nice to him when you see him around. They'll be remembered when you're vying for his attention on an apartment problem.
Step2
Make his life easier. Building supers generally have a host of jobs throughout the building to deal with. Make sure when you take out the trash, or use communal washing machines, that you follow instructions and clean up after yourself. A reputation as a conscientious tenant can go a long way.
Step3
Pay your rent on time. This may sound obvious, but an immediate disqualification from prompt service is late payment.
Step4
Have the problem area prepped for work before he arrives. Any measures to decrease his time spent on the job will be appreciated.
Step5
When he arrives, clearly describe the problem. Don't use his presence as an excuse to pile on other unattended issues in your apartment. Save that for a quick mention after work is finished.
Step6
Tip him before he leaves. It's a universal gesture of appreciation, and will ensure a move to the top of the list the next time you have a problem.
