How to Evict a Renter
If you are a landlord, you may find yourself in the situation where you need to evict a renter. You may have a renter who is not paying rent or violating the lease in some other way. If you need to evict a renter, follow these steps to get it done in a professional and swift manner.

Determine if you have a reason to evict the renter. A valid reason for evicting a renter can include nonpayment of rent, violation of the lease, bankruptcy and any health and safety issues.

Keep written records relating to any of the problems you have with the renter, even if they are your own notes. Be sure to date everything and keep it organized and easy to find.

Write a notice to the tenant giving them a deadline for rectifying the situation. Be clear in the notice that they will be facing eviction if they do not comply with the notice by the deadline listed on the notice. You can write your own form for this or use a preprinted form that can be found in most office supply stores.

Serve the notice to your renter in person, if at all possible. Record the date and time you delivered the notice. Be short and professional with them and avoid any escalating situations.

Make sure that you are following the landlord laws set forth by your state so you don't run the risk of a counter-claim by the renter.

Consult a lawyer if the renter has not rectified the situation or evicted your premises. Bring all of your documents with you to the meeting.

Attend the court proceeding, if necessary, with the consultation of a lawyer.
