Change the filters regularly. Some HVAC manufacturers recommend monthly changes. At least check your filters every month and replace them when they are looking clogged or dirty.

Use the correct size filter. Replace filters with the same size that came with the system. Gaps between the filter and the edge can cause blowback and clog up other areas in the pipes as well as allow harmful allergens and dirt to get into your air.

Inspect the pipes leading from the system visually for any cracks or imperfections. You can often see the beginnings of a problem before any major repairs are required and replace a section of the pipes or tape the crack if it is small.

Clean the condenser coils at least once a year. Turn off the system and remove the cover to the motor. The coils collect dust and grime and should be wiped with a clean dry cloth to prevent build-up.

Check for loose belts or bearings while you have the cover off doing your regular HVAC maintenance. Replace worn belts.

Save your energy bills for a year and use old bills to compare to current bills. If you see dramatic differences, you may be missing some regular maintenance time with your system. Higher bills can indicate a more serious problem, and you may want to bring in a professional to investigate.
