Things You’ll Need:
- A list of the attributes of your home.
- A list of the attributes of the neighborhood.
- A list of the local public transportation methods.
- Pictures of your home inside and out.
Step1
Print out the lists mentioned above. Put your name, address and phone number at the top of a page. Next arrange the pictures of your home.
Step2
Make copies to give the customers. The lists should include the names and addresses of the local schools. If the schools boast high reading scores include that information. If there are bus or train schedules get copies to give your potential buyers. You may be able to get those on the internet and download and print them from your computer.
Step3
Write out the dimensions of your rooms and list any special attributes such as new refrigerator, water filter, type of heating and cooling, list of what you are leaving behind. Keep in mind anything that is fixed when you show the home must stay unless you specifically mention that you are taking it. For instance, hanging drapes stay unless you state otherwise. Mention if you are taking down the curtain rods or removing a chandelier.
Step4
A real estate salesperson will bake a frozen or store made pie or put biscuits in the microwave to make the house smell good and welcoming. You can do the same. 10 minutes before the buyers are arriving. Remember to mention any upgrades you have made to your home.
Step5
Hold an open house by making a free ad using Craigslist.org if it is available in your area. Have a friend or relative help you. Guide the buyers around the house in groups. Do not let strangers wander your home alone.
Step6
Put a For Sale By Owner sign in the lawn. You can get them at Home Depot or the hardware store. Make sure the sign says By Appointment Only so you have some privacy.
Step7
You can get For Sale by Owner packets from the local title guarantee company. People are selling the same free packets online for $70 - $200. I walked over to my title company and they gave me all the forms I needed.
Step8
Be well informed about your home particulars. Try to get the names and phone numbers of all those who visit. You have the right to see ID before they enter your home. Some real estate sales people will hold a persons ID until they leave. They make copies which you can do on your home scanner for security reasons. Good Luck!
