Step 1
Decide which type of finish is going to used. The most common types are: oil-modified urethane (most common), moisture-cured urethane, conversion-varnish Sealers, water-based urethane and penetrating sealers.

Step 2
Make sure the wood floor is completely free of dust and any other debris. If the wood floor is not cleaned thoroughly the finish can be rough and uneven. Also clean all windows, doors and walls around the floor thoroughly. The above process is to be repeated before the next coat of finish is applied.

Step 3
Set the temperature of the room correctly. The room needs to 70 degrees or warmer for the finish to work properly. Also try to schedule the finish of the wood floor on a day that it is not raining. High humidity can also adversely affect the finish.

Step 4
Make sure the room is properly ventilated. Open windows in the rooms that are being worked in. Be sure that the windows have screens that will keep any debris from coming into the room during finishing.

Step 5
Apply the first coat of finish to the hardwood floor. Make sure to apply evenly and thoroughly. Allow the first coat to dry and then repeat the coating process. Usually three coats are recommended. Avoid walking on the finished floor for the first 24 hours.
