How to Advertise a Rental Beach House
Owning a beach house is a dream for many. Some get the dream going by using rental income to cover mortgage and carrying costs. Those who manage their own rentals and don't use a rental agency can advertise a beach house that brings results and keeps costs down.
Things You'll Need
- Pictures of your beach house
- Written descriptions of the house and location

1
Take pictures of the house. Make sure you have beach vistas, shots of living areas, bedrooms and the exterior of the house. These pictures should be small enough to email and post on a website.
-
2
Write descriptions of the beach house. You should do several versions of varying lengths. Include location, cost per week, distance to beach and number of bedrooms in all versions. Add in extra details in the longer ones.

3
Set your advertising budget. A beach house in a well known area doesn't need as much advertising as one off of the beaten track.
-
4
Use the Internet to advertise your beach house. There are numerous sites that offer places to list the property. Some are free, while others charge a modest fee that depends on the size of your listing. Include photos.
-
5
Cruise through Internet ads and newspaper ads. See what catches your attention. Adjust your ad to stand out from the others.
-
6
Select an Internet site. Choose which ad to use from those you've prepared. Some sites charge more for longer ads but give them more prominence. Free sites may limit word count. Your Internet ad may also allow you to show which weeks are booked, so update this information regularly.
-
7
Advertise in major city newspapers as budget permits, using the vacation rentals section in the display ads. Choose newspapers in cities that feed your beach area-for instance, Boston papers for Cape Cod, Washington papers for the Outer Banks and Houston papers for the Texas coast.

Tips & Warnings
The best format for pictures is JPEG with pixels set at 300 by 300.
Remember keywords are how people find your listing on the Internet. Be sure the ad includes your beach house location and the word "rental."
Track inquiries even if they don't result in rentals and email the following season to market the property.
