Step 1
Create a plan of action. Make note of all kitchen repairs that must be made, along with preferred cosmetic touches.
-
Step 2
Establish a budget to help keep the project in check. The budget for a flip should be realistic and aggressive at the same time. More importantly, however, the budget should be appropriate to the needs and audience of the home.
-
Step 3
Update cabinetry--the most expensive thing to replace in most kitchens. If the existing cabinetry can be used, try staining, painting, changing the hardware, or even replacing cabinet doors for a new look in an old room. The lower the expenses in a house flip, the greater the profit.
-
Step 4
Replace the counter tops. It's almost always a must when updating a kitchen. While replacing the counter tops look for opportunities to install under-the-cabinet appliances to save counter space. Additional counter space is one of the best things you can add to a kitchen during a house flip.
-
Step 5
Paint your kitchen. This is an inexpensive change that can be made in any room, and it makes an immediate and significant improvement in appearance. Do not limit the painting to the walls; painting the ceiling can make the room seem smaller or larger depending on the shading you choose.
-
Step 6
Change the kitchen's flooring to catch the eye of potential buyers as soon as they walk in the room.
