A modular home is built in pieces inside a factory and transported to a site for assembly. These homes are typically less expensive, stronger and more energy efficient than traditionally built houses and take less time to build. After assembly, no differences are visible, so the value of your modular home will be the same as a standard house. Consider a modular home next time you're looking to build a home.

Difficulty: Moderate
Instructions
  1. Step 1

Choose a manufacturer. There are many builders on the east coast and the west coast market is slowly expanding. Each state has its own guidelines, so be sure your manufacturer is aware of the restrictions in the state in which you plan to build.

  2. Step 2

Make sure your manufacturer's factory has an inspector on site to review every aspect of the construction for compliance with state regulations.

  3. Step 3

Select your floor plan. Modular home builders have a variety of options from which to choose. If you want your home to have a specific feature, just ask. Customization is usually possible.

  4. Step 4

Sign the contract. Your house will begin construction at the factory and the site of your new home will be prepared for its arrival. By the time your home is ready for transport, a solid foundation should be complete.

  5. Step 5

Move in. The time it takes to build a modular home varies. Typically the entire process lasts approximately three months.

Tips & Warnings
  • Many people still confuse modular homes with mobile homes. Don't be surprised if people misunderstand what you are building.
