How to Calculate Annual Taxes on a Home in Los Angeles
If you're a homeowner in the city of Los Angeles, you have access to the Los Angeles County Property Tax Portal. This site eliminates any guesswork or calculations on your part when determining what you owe for your property tax payments. Property taxes are levied at approximately 1.25 percent on the appraised value of the home, not on the sales price or listing price. Property tax bills are mailed out each year by Nov. 1, are payable in two installments and delinquent if not paid by Dec. 10 and April 10. If you don't receive your bill, you can find your annual tax liability online.

Visit the Los Angeles County Property Tax Assessor's website. Click on the link "How much are my property taxes?" Agree to the terms of use and enter the word displayed in the image. Click "Next."

Click the radio button next to "Property Tax." Enter your assessor's ID number. Click "Inquiry Only" to get the estimated taxes due on your property.

Click "Assessor's Office" link to search the database for your ID number if you do not have your AIN available. Agree to the disclaimer after you are rerouted to the Property Assessment Information System. Click "Accept."

Enter your property address, then click "Submit." Locate your assessor's ID number in red. It is a 10-digit number. Copy the number.

Repeat Step 1 and Step 2 once you have your AIN. Enter your assessor's ID number. Your property tax liability for the year will be shown.
