  1. Mortgage brokers find loans for home buyers. They try to find the best loans for their customers' individual situations. Besides this function, mortgage brokers are salespeople. They have to sell their services to the customer and differentiate themselves from the many other mortgage brokers in the marketplace. Not surprisingly, a mortgage broker spends a great deal of his day marketing his services. That includes sending out marketing materials to new customers or calling on customers who may need loans. The mortgage lending business is very much a relational one. A mortgage broker has to spend a lot of time finding potential customers and building long-term relationships. Many brokers speak at educational seminars or investment clubs to build credibility with new customers.

  3. Once a mortgage broker has some clients, he must perform for them to build repeat business. He must find the best available loans for his clients. The broker must establish good relationships with lenders to be aware of the best loan products and rates for his customers. The mortgage broker also must follow up on a lot of details in the loan process and communicate with his clients. Many things can go wrong in the loan process, and a mortgage broker must stay on top of it to keep his clients happy. Even when a client does not have a loan in process, the mortgage broker still needs to stay in touch for possible refinance or purchase opportunities.

  5. The credit market is constantly changing, and a mortgage broker must be knowledgeable about the market to communicate the latest trends to his clients. To stay informed, a mortgage broker communicates with lenders and follows the financial markets to keep informed of news that may affect his clients' loans. In addition, a mortgage broker keeps up with continuing education classes to stay informed of changes in industry regulations.
