Secure all necessary permits before starting a land development project.

Alabama land development must comply with state and local zoning laws, permit ordinances and real estate purchasing guidelines. Local zoning or code enforcement offices issue permits and variances for land improvements and development.

  1. Investment and Purchase

    • Alabama real estate laws allow individuals and companies to purchase, maintain, invest, improve and alter land and buildings for commercial and residential purposes. Regulations require all buildings be insured and can be leased to third parties in whole or in part.

    Loans and Appraisals

    • Purchases or improvements which require a loan from a federal financial institution must be appraised. A certified residential or commercial real estate appraiser must inspect the property, locate comparable properties which have sold within a state-mandated time period and complete a report. The Alabama real estate appraiser establishes the current fair market value of the vacant acreage, proposed construction or existing structure.

    Codes and Permits

    • Before shovels hit the dirt or light fixtures are purchased, developers must secure all necessary permits. State and local fire codes, plumbing, heating, cooling and electrical regulations must be adhered to by the owner. Violation of construction codes could result in a stop work order and a fine.
