In California, a caretaker is someone responsible for an apartment building or hotel.

Per Appendix 2, California Code of Regulations, Title 25, Chapter 1, Sub chapter 1, Section 42, a caretaker is an individual (housekeeper, janitor, manager) charged by an owner with overseeing an apartment building or hotel in the owner's absence.

  1. Apartment Buildings

    • The owner or the owner's caretaker must reside on the premises of every California apartment building containing 16 or more units.

    Hotels

    • The owner or the owner's caretaker must reside on the premises of every California hotel containing 12 or more guest rooms.

    Apartment or Hotel Complexes

    • In California, a single caretaker may oversee more than one building if the buildings are under the same ownership and are built on a single, continuous parcel of land.

    Smaller Buildings

    • Where an owner does not live on the premises of an apartment house of more than 4 but fewer than 16 apartments, a conspicuously displayed permanent notice must be posted and must contain the name and address of the owner or the person acting as the caretaker on behalf of the owner.
