The Basics

General ANSI standards contemplate the exterior dimensions of a building, with the extraction of certain interior spaces in the calculation of square footage measurements. While the excluded areas are important in final calculations, it is also important to understand which areas are included aside from individual finished rooms. ANSI includes ceilings in its measurements but requires a height of 7 feet except for those under ducts or beams. Areas such as hallways and stairways, considered connected to the main building through other finished areas, are also included.
Below Grade Exclusions

The square footage of finished areas below-grade level are not included in the appraisal measurements as defined by ANSI standard Z765-1996. ANSI defines below-grade square footage as "the sum of finished areas on levels that are wholly or partly below grade", which may include basements or other below-ground rooms.

Open Area Exclusions

ANSI standards do not include open areas such as stairwells or cathedral-type spaces over individual rooms in the calculation of finished square footage.
