A sub-floor is the material attached to the top of the floor joists. Sub-floors can be one of several different choices in material, such as plywood, OSB, steel or concrete. Most modular homes are constructed with wood sub-flooring. Does this Spark an idea?

  1. Particle Board

    • The most common sub-flooring found in today's modular homes is three-quarter to five-eighths inch particle board. Particleboard is made by mixing sawdust with resin and other adhesives. It is less expensive than most other wood products but very stable, it does not warp as easily as plywood.

    Plywood

    • Plywood is made by gluing and pressing several thin layers of wood together. This sub-flooring option is the second most popular product for modular homes. Plywood is a very sturdy product but more costly than particleboard.

    OSB

    • Oriented Strand Board (OSB) is made by gluing layers of large crisscrossed wood chips. This wood product is not generally used in modern modular homes if ceramic tile will be installed. Ceramic tile flooring is common among modern flooring options and the moisture in the mortar causes the edges of OSB to swell.
