Mexican Timeshare Law
When someone buys or leases a room at a resort for a specific amount of time, most commonly one week, this is called a timeshare. The renter sometimes has the option to exchange her original time interval for another length of time within the year.

A company can only make a timeshare sale in Mexico if the company that owns the timeshare has notified the Ministry of Commerce as well as the Industrial Development of Mexico department.
Standards

Mexican timeshares have to comply with the National Registry of Tourism's requirements, but the guidelines haven't changed since the late 1980s. Timeshares must follow financial and safety standards, but there is not a standard code of conduct for employees or for the treatment of guests.

Cancellation Period

You have five days after making a timeshare deal to cancel it. If the person you're in a contract with tells you it was part of your deal to waive this right of rescission, he is not giving you correct information. You cannot waive the period of cancellation, even if you've signed a document saying that you will.
