Mobile Home Rent vs. Conventional Housing

Renting a mobile home can be more cost-effective than traditional home rentals.

When you are selecting a home, many options are available to you, including purchasing a traditional home, buying a duplex and renting one side out to assist in the mortgage payment, renting from a landlord yourself or renting a mobile home.

  1. Convential Housing

    • Conventional housing is traditionally considered to be a rental property in a town house, a single family home or an apartment complex. They are spacious and often include yards, garages or storage sheds.

    Mobile Home

    • Renting a mobile home, or trailer, has some benefits. They are smaller than traditional homes but can give a sense of a cozy atmosphere for the right family size. The majority are two or three bedroom and long instead of being wide. One downfall to renting a mobile home is that rent needs to be paid for the home itself and the lot as well if it is included in a park. The lot rent often exceeds the rent for the trailer and needs to be paid even when the mobile home is completely paid off. Lot rent generally includes taxes, water and snow and trash removal if applicable.

    Which is Best?

    • All options are not suitable for every individual or family. People with young children and large families will steer toward conventional housing as it usually includes more space. Privacy concerns may discourage others from living in an apartment complex or mobile home park. On the other hand, mobile homes are cost-effective for people on a budget who want to have the freedom to modify the paint, walls and design as they see fit.
