Mississippi Rental Rights
Those who opt to rent in Mississippi have certain rights protected by law regarding their security deposit, repairs and living environment. Landlords must abide by these laws or they will face penalties.

Repairs

Landlords must reimburse tenants who do their own repairs. Under the guidelines of the Mississippi Residential Landlord and Tenant Act, tenants have the right to request repairs from their landlord by providing them with a written notice of the work that needs to be done. If the landlord does not repair the defect within 30 days, the tenant may do the repair work himself, and the landlord must reimburse the cost within 45 days.
The Deposit

Security deposits must be returned within 45 days of lease termination. Renters in Mississippi are entitled to have their security deposit returned, minus any deductions for damages, within 45 days of terminating their tenancy. If the landlord does not return the deposit within 45 days, or does not itemize the deductions made, he will be required to pay the tenant an additional $200, plus whatever other money is owed from the deposit.

The Eviction

A tenant has three days to pay back rent before being evicted. Tenants on the brink of eviction in Mississippi have rights under the Mississippi Landlord-Tenant Act. Landlords must alert tenants that they are on the verge of being evicted, in the form of a written notice, and allow the tenant three days to pay what she owes. If the tenant is capable of paying the difference within three days, she cannot be legally evicted.
