Home inspectors for FHA loans must be FHA certified.

When someone is purchasing a home using a loan from the Federal Housing Administration, the property will undergo a minor inspection from an FHA certified appraiser. The buyer also has the option to hire a property inspector to perform a more complete property inspection, with the understanding that the inspector is FHA certified. Does this Spark an idea?

  1. Significance

    • Property inspections take between two to three hours to complete and will entail a test of a property's electrical, mechanical and structural elements. Property inspections are an added cost to the buyer. To receive an FHA loan, buyers must have an inspector who is certified and licensed through the FHA program.

    Technical Requirements

    • FHA certified inspectors must be able to send and receive email, utilize the Internet, and have basic computer literacy in a Windows based system.

    Inspection Requirements

    • FHA certified inspectors must exhibit construction and mechanical expertise and follow FHA inspection protocol. Inspectors are required to have completed a minimum of 250 property inspections unassisted before applying for FHA certification.

    Application Requirements

    • The application for certification with FHA must be submitted online via the Department of Housing and Urban Development website, along with supporting documentation of prior inspections. FHA automatically denies applications that are incomplete or contain false information.
