Rhode Island Landlord & Tenant Rights

Rhode Island landlords and tenants have rights that are protected by law. Landlords are obligated to comply with laws regarding the care of the rental dwelling while tenants are responsible for returning the rental property to the landlord in the same manner in which it was received.

Maintenance

Tenants have the right to live in a dwelling where all essential facilities are in operable condition. It is the responsibility of the landlord to ensure the working order of facilities such as electrical, plumbing and heating.

Evictions

Rhode Island tenants have the right to receive notice of a landlord's intent to pursue eviction proceedings. The landlord must supply the tenant with a five-day notice to pay rent or quit if the eviction is for non-payment of rents. Landlords have the right to pursue eviction actions if the tenant is in any violation of the lease agreement.

Possession of Premises

Tenants have the right to privacy while in legal possession of the rented premises. Landlords have the right to access the rental premises after providing the tenant with at least a two-day verbal or written notice to enter the unit. Further, landlords have the right to gain possession of the rental dwelling if tenancy is terminated or if an eviction is ordered by the courts.
