Oklahoma Residential Landlord & Tenant Act
Oklahoma Statute 41, the Landlord Tenant Act, regulates the rights and responsibilities of all individuals who enter into residential property leases or dwelling unit rental agreements in the state.

Features of the act

According to the act, property tenants are required to keep the premises in a clean, safe and sanitary condition for the duration of the rental agreement. The renters are required to use all plumbing, heating, air conditioning and electrical units in a safe manner and abstain from any involvement in criminal activities.
Landlords are required to make any repairs to the property that are necessary to keep the dwelling in a habitable condition. This includes the maintenance and repairing of electrical, plumbing and heating and air conditioning units.
Effects of a Breach of the Agreement

If a landlord breaches his agreement to maintain the property in a habitable condition, renters are allowed deduct the cost of repairs of less than $100 from their future rent payment if they give the landlord written notice of their intent to correct the condition.
If a tenant violates the rental agreement by failing to keep the premises in a clean and safe condition, the landlord has the right to terminate the agreement not less than 30 days after he has provided the tenant with written notice to remedy the unsatisfactory condition within 14 days.

Arrangments Not Covered By The Act

According to the legislation, individuals who are residents of a facility that provide detention, medical, educational, counseling, and religious services are not covered by the act. Persons who occupy a hotel or motel also are not covered.
