Home Inspection & Radon Testing
One important health-related test to conduct during a home inspection is a radon test. Radon is a radioactive gas that can cause cancer, according to the U.S. Environmental Protection Agency. Nearly one out of every 15 homes is estimated to have high levels of radon, the EPA says. You can't see, taste or smell it, but you can test for it.

Testers should use a qualified radon measurement device for testing. The laboratory providing the device will include instructions. Some states provide a list of do-it-yourself devices.

Radon testing should be done for a minimum of 48 hours. The doors and windows should be closed for at least 12 hours prior to the test and during it, with the exception of normal entry and exit usage.

Testing devices should be returned to the laboratory promptly for the results. The laboratory will also need to know the testing location and the duration of the test. The laboratory will advise you if the home has high levels of radon.
