Washington Landlord & Tenants Rights
According to the Washington State Office of the Attorney General, landlords and tenants of residential properties have their rights mandated by law under Washington State's Landlord-Tenant Act.

Landlords

The Tenants Union of Washington State website reports that all tenants have the right to access to their landlord. An address for the landlord or an agent within the same county must be provided to the tenant for the purpose of contacting the landlord.
Deposit

Landlords have a right to collect a security deposits from the tenant. The Rent Law website reports that the entire deposit or portion of the deposit must be refunded to the tenant within 14 days of the tenant vacating the property, with an itemization of deposit deductions, or the tenant has the right to claim the entire security deposit back.

Responsibilities

According to the Tenants Union of Washington State, landlords have certain responsibilities set out under state law. These responsibilities include ensuring that the property is not infested with rodents and is kept watertight.
