What Is a Silent Auction Foreclosure?

A silent auction foreclosure refers to a style of auction used occasionally for the sale of a property that has gone into foreclosure, leading to the transition of the ownership of the property.

  1. Foreclosure

    • A foreclosure occurs when a property owner does not make the necessary payments to a lender that provided the funding for the purchase of a property. In a foreclosure, the property owner loses ownership of the property and forfeits it to the lender.

    Silent auction

    • A silent auction on a property describes a process in which bidders submit proposals for the purchase of the property privately in writing. It contrasts to a regular auction, in which bids are submitted vocally and publicly in front of witnesses.

    Process

    • In a silent auction foreclosure, bidders submit their proposals on the purchase price of a property. In some cases, they are also required to include a check or other form of payment for a down payment, proving their fiduciary capabilities. The winner of the silent foreclosure is the one with the highest bid, willing to spend the most money on the property.
