Washington Landlord Tenant Act
Washington's residential landlord-tenant act defines the rights and duties of each party in a residential rental agreement. Details of the act are found in the Revised Code of Washington (RCW), which details state laws passed by the legislature.

Definitions

A landlord is defined as the owner of a dwelling unit that could be a home or apartment unit. A tenant is defined as someone who is entitled to live in a dwelling unit as specified in a rental agreement.
Landlord Duties

Landlords are responsible for maintaining the structure and all systems, including electrical, heating and plumbing. Other duties are providing secure locks and keys and making repairs.

Tenant Duties

A tenant must abide by the terms of a rental agreement and should adequately maintain the dwelling unit, aside from reasonable wear and tear. Drug-related activity is strictly prohibited.
Screening and Deposits

Landlords may charge prospective tenants for the use of a screening service. A security deposit may also be required, but must be held by the landlord in a trust account.
Tenancy Length

Notification requirements by both parties vary according to the length of the lease, which can be a month or a year.
