Owners of mobile homes may have special rights under state law.

In some states, tenants of mobile home parks may have rights that differ from those of tenants in other types of of housing. These rights may include special recourse against neglectful park owners as well as tougher protections against eviction.

  1. State Laws

    • Landlord-tenant law is, for the most part, a matter of state law, although some cities and towns may have their own regulations. Landlords and renters need to be aware of the laws in their area.

    Owners And Tenants

    • Laws in many states distinguish between tenants who rent a mobile home and those who own a mobile home that occupies a lot in a mobile home park. Renters of mobile homes are usually treated the same as a renter of any other type of home under the law, while mobile home owners may have additional rights.

    Eviction Rules

    • The eviction process for a renter of a mobile home is typically the same as for any renter in that particular state. If a mobile home park owner wants to evict a mobile home owner from the park, she may have to do so under a separate procedure than a standard eviction.

    Lease Requirements

    • The law in some states requires mobile park owners to offer a mobile home owner leases as opposed to rental agreements, and the lease may need to be a year or more in length.

    Park Owners

    • Laws in many states set standards for how a mobile home park is maintained, and may give park tenants rights against an owner who fails to meet those standards.
