Qualifications to Become a Home Inspector

While qualifications to become a home inspector vary, there are some general guidelines for those looking to enter the profession. Many home inspectors enter the profession after working as contractors. Those without experience should take college courses in architecture, engineering or general contracting.

Education

Education requirements vary widely from state to state. Some areas may only require a high school diploma, while others may require some college coursework or completion of a certificate or two-year degree program.

Training

Most practical training is usually completed on the job. Inspectors learn building codes after work, while receiving hands-on training and conducting inspections under the supervision of more experienced inspectors.

Licensing

Most home inspectors will need to obtain a license from their state or local jurisdiction. Inspectors must usually submit proof of training or experience, and pass a licensing exam.

Certification

Certification may also be necessary for licensing, most commonly through the International Code Council. ICC certification requires an applicant to pass an exam, which may take the place of a licensing exam.

Considerations

Relevant experience as a contractor in the plumbing, carpentry or electrical fields may sometimes take the place of formal training, though many employers prefer a combination of experience and training.
