Traditional Framing vs. Cinderblock Construction


The two most common methods of building houses are cinderblock (or masonry) construction and traditional wood-frame construction. Both of these methods has positive and negative aspects that should be considered before building or buying a home.

Cinderblock Benefits

  • Cinderblock construction of a house offers good soundproofing and fire resistance, ease of design, and it is very easy to correct minor errors with the foundation.

Cinderblock Limitations

  • There are some inherent difficulties in building cinderblock homes. It is harder to add insulation to external walls and the house is more likely to be affected by settling. When building a home with masonry there are also likely to be delays due to weather.

Wood-Frame Benefits

  • Wood-frame construction allows the house to be built on site or prefabricated elsewhere and assembled on site. Wood-frame houses are also less likely to settle and it is easier to run plumbing and electrical lines through the framework.

Wood-Frame Limitations

  • Wood-frame houses require extra material to ensure adequate soundproofing, and are more difficult to design.


  • The cost of wood-frame and cinderblock houses is comparable, insurance costs are similar, and resale value is stable for both methods.
