Self-Storage managers don't just watch over the site. Many of them participate in marketing their site as well as handling the various needs of the customers. Many self-storage facilities are owned by corporations with multiple units in regional districts or nationwide. They hire both individual property managers and district managers.
Different Kinds of Facilities
Self-storage facilities have a variety of features. It may, for instance, have 100 units or 1,000, and management needs correspond to size. Many have different-sized units to accommodate customers.
A Variety of Duties
A self-storage property manager handles all daily operations, including security, maintenance, customer service and billing. The district manager supervises property managers and other employees, inspects facilities, determines appropriate pricing and deals with delinquent accounts.
District manager jobs are full time, while property manager positions may be full time or part time depending on the facility size. Larger self-storage facilities often provide an on-site residence for the property manager. Effective management may require a couple or a team.
Property managers usually have management experience and computer skills, familiarity with the self-storage business, and a high school education or the equivalent. District managers typically must have at least three years of experience managing storage facilities or apartments, as well as experience supervising employees.
Self-storage managers made an average of $22,000 annually as of June 2014, according to the jobs website Indeed. District managers earned $42,00 on average. Salaries vary a great deal by location. According to Indeed, self-storage managers in Greenwich, Connecticut, averaged $31,000 annually; managers in Orlando, Florida, earned $20,000; in San Diego, California, $22,000; and, in Omaha, Nebraska, $17,000.
