Vermont Renters Rights

Vermont renter's rights laws set forth specific protections for tenants. If a landlord violates any one of these rights, the tenant can take legal action against a landlord in the Superior Court in the county in which the property is located.

  1. Safe Environment

    • Vermont renters rights include having a safe living environment. A landlord must eliminate any hazards on the premises that could create a security or health danger.

    Privacy

    • Vermont renters have a right to privacy in their home. A landlord cannot enter the property without providing reasonable notice to a tenant, usually at least 24 hours, except in an emergency situation.

    Notice of Lease Violation

    • If the landlord alleges a violation of lease terms, the tenant is entitled to notice of the violation and given at least three days to correct the problem. The landlord can file an eviction in Superior Court after that time period has expired if the problem has not been corrected.

    Utilities

    • The landlord is prohibited from shutting off utility services to a rental property. Despite the clarity of Vermont law in this regard, some landlords have used this tactic to try and force a tenant out of the property.

    Security Deposit

    • The renter is entitled to a return of the security deposit less any damages that specifically are itemized by the landlord.
