Apartment Renter's Rights
Renters have many important rights when leasing an apartment. These rights ensure that no tenant is taken advantage of. They are important to know due to the number of unscrupulous landlords.

Deposits

Deposits are regulated by the state. They set a limit on the amount of the deposit. Always check to make sure yours falls within this limit. You have a right to receive your deposit back at the end of your lease, unless you are behind on payments or have done damage to the property.
Privacy

You have the right to a reasonable expectation of privacy. The landlord may enter the premises to do repairs, show the property to prospective tenants or if the premises seem uninhabited.

Equality

As a renter, you have rights to equality. Landlords may not discriminate during the process of approving a tenant. They also may not set different rents for different individuals, as this is seen as a form of discrimination.
Eviction

In the event that you are evicted, you have the right to be notified in advance. In most regions, you are allotted several days before having to leave.
Habitability

Tenants have a right to several amenities that make apartments habitable. A working heating system is required. Hot and cold water is also required, this, however, may be at the cost of the tenant if agreed upon in the lease. The structural integrity of the building must be maintained. Any infestation of cockroaches or other insects must be dealt with.

If you feel that any of your rights have been violated, consider contacting your landlord first. If that doesn't pan out, contacting legal representation may be needed depending on the severity of the issue.

Our obnoxious landlord didn't fix our toilet for a week. We had to flush with a bucket! Three floods, broken washer and dryer, poor ventilation causing black mold and much more. All of this without compensation. These vermin can kiss my grits! Good article.
