FHA Requirements for a Mobile Home Loan

The Federal Housing Administration (FHA) offers two types of insured loans for mobile/manufactured homes. Title I loans are for the home only. Title II loans are for the home and the land on which the home will be sited.

  1. Title I HUD Label

    • The FHA's Title I loan for a mobile/manufactured home only requires a U.S. Department of Housing and Urban Development (HUD) certification label on each section of the home.

    Title I Label Verification Letter

    • The FHA's Title I loan also requires a label verification letter that comes from a HUD-approved contractor or from the Institute for Building Technology and Safety.

    Title II HUD Label

    • The FHA's Title II loan for a mobile/manufactured home only requires a U.S. Department of Housing and Urban Development (HUD) certification label on each section of the home. A letter of certification from a licensed professional engineer verifying compliance with the Permanent Foundations Guide for Manufactured Housing also is a requirement.

    Title II Permanent Foundation

    • The FHA's Title II loan for a mobile/manufactured home with land requires that the home be sited on a permanent foundation that complies with the Permanent Foundations Guide for Manufactured Housing.

    Title II Letter of Certification

    • The FHA's Title II loan requires a letter of certification from a licensed professional engineer verifying compliance with the Permanent Foundations Guide for Manufactured Housing.
