Leasing agents have a number of duties and responsibilities. If they perform their duties efficiently and effectively, they will be able to help an apartment complex reach a high occupancy rate. To be a leasing agent, you have to have good communication skills and the ability to pay attention to detail.

A leasing agent has the responsibility of greeting customers, providing information and showing them various apartment units that are available for rent.
Customer Needs

If you are a leasing agent, you will be responsible for asking questions to find out the customer's needs. Once those needs are established, a leasing agent will have to match the features and benefits of various units with the customer's needs.

Application Process

Leasing agents also have to make sure applications are filled out correctly by prospective tenants. All information on the application has to be verified. Any money due up front has to be collected by the leasing agent.
Credit/Investigation

A leasing agent has to evaluate a tenant credit report to see if the tenant falls within the guidelines of the apartment complex. Leasing agents are responsible for doing background checks as well.
Contracts

Leasing agents have to make sure prospective tenants sign and initial the contracts in the correct place. All information on the contract is reviewed with the tenant to make sure he understands.
Keys

Leasing agents have to make sure the keys are delivered to the tenant in a timely manner.
