FHA Single Wide Mobile Home Requirements

The Federal Housing Administration (FHA) provides a way to finance a home with a lower down payment than is typical. It sets specific requirements that manufactured homes must meet to qualify for FHA mortgage insurance. This is a great opportunity for those purchasing a home for the first time or those who are in need of refinancing a current home.

  1. Size

    • The mobile home must be a minimum of 400 square feet to qualify.

    Age

    • The manufactured home needs to be made after June 15, 1976.

    Certification

    • The home must be constructed and comply with the Federal Manufactured Home Constructions and Safety Standards. A home that fits this requirement will have a certification label stating it meets 24 CFR Section 3280.8 standards.

    Design

    • The mobile home must be designed to be used as a dwelling and be on a permanent foundation. The home also needs to be built and remain on a permanent chassis.

    Mortgage Length

    • The mortgage needs to be for both the mobile home and the site it's on. Additionally, the mortgage must not be over a 30-year term.

    Elevation

    • The elevation under the mobile home must not be at or above the 100-year return frequency flood elevation.
