What Questions to Ask When Renting Apartments
It's important to know what questions to ask before renting an apartment. Clarifying certain issues ahead will prevent misunderstandings or inconveniences down the line. Renting an apartment may not be as much of a commitment as buying a house, but there are still a lot of ways it can be problematic if the right questions aren't answered up front.
-
Lease
-
Make sure you know how long the apartment's lease lasts, and exactly what options you'll have when it's time for renewal. Typical apartment leases run for a year, while others are often available on a month-to-month basis.
Utilities
-
Ask what utilities are paid for by the building owner, and which utilities the renter pays for. A slightly more expensive apartment may be worthwhile if some bills (e.g. water, gas, electric) are covered under the terms of the apartment rental, while a cheaper one may not be as good a deal as it appears if all bills are the renter's responsibility.
-
Down Payments
-
Find out exactly how much money will be required at the signing of the lease. Cost will certainly include the first month's rent and a deposit. Sometimes the last month's rent is also required up front, and deposit amounts vary from less than a month's rent to several months' rent.
Damage Roster
-
Inquire to be sure you can make a list of existing damage to the apartment before moving in. This will protect you from having damage that you didn't cause repaired from funds in your deposit.
Alterations
-
Know ahead if the renter is permitted to make any changes to the appearance of the apartment. For example, a lessee can sometimes paint rooms, but is responsible for restoring the original color before vacating the apartment.
