Owning and Operating an Apartment Complex

Owning and operating an apartment complex is a wise decision. Monthly income is guaranteed and its a nice way to sell a product and service at the same time.

  1. Buying or Building

    • To own an apartment complex, you first must have one. Either purchase a pre-existing complex or build one on your own. Purchasing one already built is obviously cheaper.

    Set Rent and Lease Terms

    • If your complex has different size apartments, set and advertise rates that are competitive with other apartments in the area. The monthly rent often depends on the location and property value of the apartment complex.

    Offer Additional Activities

    • Apartment complexes often draw new residents by offering additional activities and amenities. Pools and/or hot tubs are very common in apartment complexes as are exercise rooms, basketball hoops and tennis courts.

    Maintenance

    • Buildings will run down over time, especially if a large number of people constantly move in and out of them. Hire a strong maintenance team that responds and fixes problems quickly.

    Assist in Move-Ins

    • One way you might draw new tenants is by offering a move-in service that either pays or assists the individual(s) when moving into your apartment complex.
