New York real estate salespersons must be trained.

A real estate agent in the state of New York must be trained before applying for her license. There are numerous accredited schools throughout the state to help you with this training. Every candidate must complete 75 hours of training in the classroom, or online. The curriculum is standardized for all real estate candidates by the New York State Department of State Division of Licensing Services.

  1. Requirements

    • To become a license real estate salesperson in New York, you must be 18 years of age, not have any felony convictions, have a social security number and be sponsored by a licensed real estate broker. If you have satisfied the above requirements, then you are ready to choose an accredited school. Since there are so many, shop for one that will meet your needs, budget and schedule.

    Accredited School

    • Make sure the school is accredited by the state of New York. If you are not sure the school is accredited, check with the NYS Department of State Division of Licensing Services for accredited schools. If you studied real estate in college or at a university, you can ask for the training to be waived.

    Required Curriculum

    • You can only miss 10 percent of the required 75 hours of instruction to get your license in New York. All real estate candidates must take the following courses: Law of Agency, License Law & Regulations, Real Estate Instruments, Real Estate Financing, Land Use Regulations, Introduction to Construction, Valuation, Human Rights & Fair Housing, Environmental Issues, Real Estate Math and Salesperson as Independent Contractor.

    Continuing Education

    • Training does not stop once you are licensed. You must complete continuing education training every 2 years to renew your license. The 2-year period starts from the date you were licensed. Continuing Education training consists of 22.5 hours of courses. The Fair Housing course is required by the state. You can then choose from other courses such as Agency Law, Environmental Issues, Foreclosures, Mortgage Fraud: A Dangerous Business and Latest Trends in Mortgage Products.

    Broker Training

    • You can continue your training and career by becoming a broker. After 2 years of being a real estate agent, you can become a broker by taking a 45-hour broker qualifying course. The course is given in 12 sessions. Courses that you will take include The Broker's Office: Operation, Management, & Supervision; Real Estate Agency Disclosure; Real Estate Property Management; Construction & Development; Conveyance of Real Property; Title Closing & Cost; Real Estate Finance; Taxes & Assessments/Local Concerns; Real Estate Investments & Real Estate Math; and General Business Law.
